Abstract:	V diplomski nalogi sem najprej predstavila pojma projektni management in projekt. Projekt je ciljno usmerjena, enkratna in iz množice med seboj odvisnih aktivnosti sestavljena dejavnosti, ki ima določen začetek in zaključek, omejena pa je s časom, poslovnimi prvinami in stroški. Planiranje projekta je celovito načrtovanje in usklajevanje vseh aktivnosti v projektu. Tudi projektni management lahko opredelimo kot povezanost usklajevanja, odločanja in delegiranja ali kot ciljno usmerjen proces planiranja, organiziranja, vodenja in kontroliranja, ki omogoča doseči čim bolj uspešen zaključek projekta. V gradbeništvu imajo projekti naslednje lastnosti: večinoma imajo zunanjega naročnika, so velike vrednosti, tehnološko zahtevni, roki predaje praviloma s penali ali tudi nagradami, številni podizvajalci, lahko tudi soizvajalci, vezani na usklajevanje skupnih proizvodnih sredstev in zaposlenih (stroji, vozila, opažni sistemi, delovna sila), dokumentacija praviloma ni popolna. Velik poudarek sem namenila tveganju pri projektih, saj je za uspešno zaključen projekt to ključnega pomena. Gradbeni projekti so načeloma velike vrednosti, pogosto pride do prekoračitve stroškov, rokov itd. Zavedati se je potrebno tudi kompleksnosti tveganja, ki je bolj kot ne stalna spremljevalka tovrstnih projektov. Analiza tveganja je sestavljena iz treh faz: identifikacije tveganja, kvantifikacije tveganja in razvoj odziva na tveganja. Najprej je potrebno odkriti tveganje, ki nastopi v projektu. V drugi fazi se ocenijo vplivi in možnost pojavljanja vsakega izmed tveganj, določi se medsebojna zveza med dejavniki, ki ogrožajo projektni cilj. Smisel zadnje faze je pravočasen prepoznati, se izogniti ali zmanjšati delovanje tveganja, preusmeriti tveganje na drugi subjekt ali prevzeti tveganje ter eventualno izgubo. V drugem delu diplomske naloge sem predstavila zagonski elaborat energetsko varčnega stanovanjskega naselja. Ta vsebuje prestavitev podjetja Vegrad d.d. , ki je investitor in izvajalec projekta, vhodno strategijo projekta, vsebinsko zasnovo, cilje, aktivnosti in taktike, terminski plan, ciljno analizo, ekonomiko projekta, projektno organizacijo in plan kontrole. Naselje predvidoma vsebuje dvanajst hiš, lociranih v Izoli. Hiše imajo toplotne črpalke, zbiralnike meteornih vod in ustrezajo standardu energetsko varčnih hiš.

Title:	PROJECT FOR THE CONSTRUCTION OF ENERGY EFFICIENT HOUSING SITE
Abstract:	In this diploma work I first introduced the concept of project management and project. The project is targeted, unique and from crowded independent activities composed activity that has a begining and the conclusion, is limited by time, commercial elements and costs. Project planning is a comprehensive planning and coordination of all activities in the project. Project management can also be defined as the relation between coordination, decision-making and delegating or as goal-oriented process of planing, organizing, leading and controling, which allows to achieve the successful completition of the project. In construction projects have the following characteristics: most have external customers, are high value, technologically demanding, deadlines with penalties and also rewards, many subcontractors or coworkers, attached to the coordination of joint production assets and employees (machinery, vehicles, paneling systems and work force), normally the documentation is not complete. I devote a large emphasis on the project risks as sucessful completition of the project is vital. Construction projects are in principal high value and often lead to cost overruns, deadline. We need to be aware of the complexity of risk, which is more or less constant in such projects. Risk analysis consists of three stages: risk identification, risk quantification and development response on risks. First, it is necessary to detect the risk that occurs in the project. In the second phase we evaluate the effects and the possibility of occurrence of each of the risks, we determine the correlation between the factors that threaten the project goal. The meaning of the last phase is to recognize, avoid or reduce operation risks, shift the risk to another entity or to take the risk and eventually loss. In the second part of the diploma work I presented starting elaborate of energy efficient housing site. This includes presentation of company Vegrad d.d., which is an investor and operator of the project, input strategy of the project, conceptual design, objectives, activities and tactics, schedule, target analysis, project economics, project organization and control plan. The housing site has twelve houses located in Izola. Houses have heat pumps, rainwater collectors and meet the standards of energy efficient houses.
