Title:VPLIV SVETOVNE FINANČNE KRIZE NA GRADBENIŠTVO S POUDARKOM NA SLOVENIJI

Abstract:Finančna kriza, ki predstavlja premik gospodarstva iz ravnovesne točke visokega outputa in delujočega finančnega trga v točko upadanja outputa, vodi v razpad finančnih trgov, le to pa poslabša gospodarske razmere na realnih trgih. Hipotekarna kriza, ki se je začela v ZDA kot pok nepremičninskega balona, se je prenesla na finančne trge ter preko ZDA v Evropo in ostale dele sveta, ter iz finančnega sektorja na realni sektor, kjer je tudi hipotekarni povod nastal. Finančno gospodarska kriza je poostrila razmere v panogi gradbeništva tako v ZDA, kot tudi v EU in v Sloveniji. Medtem ko gradbeni sektor v ZDA in določenih državah EU postopoma okreva, pa Slovenija spada med države, kjer se je položaj gradbeništva celo poslabšal. Tako je gradbeništvo po nekaj letni gradbeni konjunkturi doživelo močan upad gospodarske aktivnosti, ki kljub okrevanju ostalih panog v slovenskem gospodarstvu še vedno upada. Odvisnost gradbeništva od kreditne aktivnosti se je v času poostrenih finančnih razmer izkazala za njegovo »Ahilovo peto«. Okrevanje gradbeništva bo dolgotrajen proces, v katerem se bodo gradbena podjetja še nadalje soočala s svojimi težavami kot so pomanjkanje usposobljene delovne sile, visoka raven konkurence, likvidnostne težave, plačilna nedisciplina. Kako hitro bo slovensko gospodarstvo in gradbeništvo okrevalo od svetovne finančne krize bo odvisno od razmer v mednarodnem okolju in finančnih trgih ter od vladnih ukrepov. Trenutne poostrene razmere dajejo slovenskemu gospodarstvu in gradbeništvu jasen signal, da je potrebno njihovo prestrukturiranje.

Title:THE IMPACT OF GLOBAL FINANCIAL CRISIS ON CONSTRUCTION INDUSTRY IN SLOVENIA
Abstract:The financial crisis presents a shift from the equilibrium point of high output and a functional financial market in to the point of declining output. It leads to a financial market collapse and consequently to a deterioration of real market conditions. The subprime crisis, which origins can be found in the U.S. housing bubble, was transferred to the financial markets across the U.S. and from there to Europe and other parts of the world. Again the crisis was transferred from the financial to the real sector, where the mortgage trigger occurred. The financial crisis has aggravated economic conditions in the construction industry not only in the U.S. but also in the EU and in Slovenia. While the construction sector in the U.S. and certain countries in the EU are recovering, Slovenia is among the countries where the situation has deteriorated. Slovenian construction industry has after several years of conjecture experienced a sharp decline of its economic activity. Despite the fact that the economic activity in other sectors of Slovene economy is increasing, it is still declining in construction industry. The dependence of construction industry on credit activities has shown to be its "Achilles heel". Construction industry recovery will be a long lasting process. Construction companies will continue to face their problems such as shortages of skilled labor, high levels of competition, liquidity problems and lack of paying discipline. How fast the Slovenian economy and construction industry will recover from the global financial crisis depends on the situation in the international environment and financial markets and on government measures. The current severe conditions in the Slovenian economy and construction industry clearly show that restructuring is needed.
