Abstract:Diplomska naloga obravnava investiranje v nepremičnine. Gre za odločitev posameznika ali se naj odloči za najem ali nakup stanovanjske nepremičnine. Na podlagi analiziranih najpomembnejših dejavnikov ponudbe in povpraševanja smo dokazali, da na kratek in srednji rok res vplivajo na ravnovesje na trgu, na dolgi rok pa ne, ker je racionalnost ekonomskih subjektov tista, ki cene vrača na naravne ravni. Mnogo ljudi je mnenja, da je bivanje v najemniškem stanovanju nesmiselno, saj bi lahko z plačilom najemnine odplačevali obrok kredita. V nalogi smo dokazali, da temu ni ravno tako, saj se z lastništvom nepremičnine pojavi veliko stroškov, ki jih pri najemu ni. Ti stroški so davek, stroški vzdrţevanja, zavarovanje, ipd. Problem slovenskega nepremičninskega trga je v slabi razvitosti trga najemniških stanovanj. Če bi bil ta razvit tako kot v ZDA, bi se več ljudi odločalo za najem namesto nakupa. Seveda je teţko primerjati Slovenijo in ZDA, ne samo zaradi velikosti drţave, ampak tudi zaradi fleksibilnosti prebivalstva. Najpomembnejša ugotovitev diplomske naloge je, da je v sedanjih razmerah racionalneje stanovanje najeti, kot kupiti. Temu je tako kljub dejstvu, da so v trenutnih razmerah obrestne mere za hipotekarne kredite nizke in da so se cene nepremičnin v zadnjem obdobju precej zniţale.

Title:REAL ESTATE INVESTING
Abstract:The study is about real estate investing. It is a decision of an individual, whether to rent or purchase residential property. On the basis of the most important factors of suply and demand we demonstrated, that those factors in the short and medium term truly affect the market, but not on the long term, because the rationality of economic subject is returning the level of prices to the natural point. Many people think that staying in rental apartment is absurd, because instead of paying for rent, they could repay installment credit. In thesis, we demonstrated that this is not exactly right, because owning the property brings a lot of costs, but lease is not. These costs are tax, maintenance costs and real estate insurance. The problem in Slovenia is, that market for rental housing is poorly developed. If it were developed as in the ZDA, more people would decide to rent instead of buying. Of course it is hard to compare Slovenia and ZDA, not only because of the size of the countries, but also the flexibility of the population. The most important conclusion of the thesis is, that in current situation is stil more economical to rent housing than to buy it. This is so, despite the fact, that in the current situation the interest rates on loans are low.
