Abstract:
V preteklih nekaj letih so se nepremičnine zaradi relativno ugodnega razmerja med donosnostjo in tveganjem, nizko koreliranostjo donosnosti s preostalimi najbolj razširjenimi finančnimi naložbami (delnicami in obveznicami) ter relativno nizkih obrestnih mer uveljavile kot obvezna portfeljska naložba številnih investitorjev. Nepremičninski skladi so v tujini običajen način posrednega investiranja v nepremičnine, v Sloveniji pa zaradi zakonskih omejitev (ob nastanku tega prispevka) teh skladov še ne poznamo. V prispevku pregledamo nekatere temeljne značilnosti investiranja v nepremičnine in podrobneje analiziramo značilnosti nepremičninskih skladov in njihovega upravljanja.

Title:
Fundamental characteristics of real estate funds
Abstract:
Over the last few years, real estate has become an indispensable portfolio asset due to its favourable risk-return characteristic and low correlation with other most common financial assets. Abroad, real estate funds are a well established form of indirect real estate financial investment, whereas in Slovenia s financial market they are nonexistent due to legal restrictions. In the article we review the most prominent characteristics of investing in real estate and analyse real estate funds as a financial vehicle and real estate management.
