Title:OPREDELITEV MERIL TRAJNOSTNE PRENOVE OBSTOJEČIH POSLOVNIH STAVB

Abstract:Stavbe porabijo 40 % vse energije v EU in dosegajo 36 % vseh izpustov CO2 v EU. Na zmanjšanje porabe in izpustov vplivamo s trajnostno gradnjo. Trajnostna gradnja so tudi prenove poslovnih stavb, v katerih aktivno prebivalstvo preživi tretjino svojega časa. V magistrskem delu so predstavljena načela trajnostnega razvoja in trajnostne gradnje. Podajamo pregled veljavne zakonodaje, strategij, usmeritev in stavbnega fonda ter v nadaljevanju podrobneje opišemo v svetu uveljavljene modele za vrednotenje trajnostne gradnje, in sicer: LEED, BREEAM in DGNB. Pri predstavitvah modelov se osredotočamo na trajnostno prenovo obstoječih poslovnih stavb. Pregledali in primerjali smo navedene modele vrednotenja trajnostne gradnje in podrobneje analizirali njihove sisteme meril prenove obstoječih poslovnih stavb. V trajnostno prenovo smo vključili odločitveni proces vlagatelja, opisali vplivne dejavnike na ta proces in ljudi, ki so del procesa, ter prikazali učinke trajnostne prenove na stroške zasnove, projektiranja, gradnje in prodajno vrednost poslovne stavbe. V aplikativnem delu smo podali nabor meril trajnostne prenove modela BREEAM in jih analizirali na upravni stavbi Zavarovalnice Maribor, d. d. Vrednotili smo ukrepe in posege trajnostne prenove poslovne stavbe z vidika ekonomske upravičenosti. Merila modela BREEAM za trajnostno prenovo obstoječih poslovnih stavb smo opredelili kot tista, ki bi jih uporabili v slovenskem prostoru.

Title:DEFINING THE PARAMETERS OF SUSTAINABLE REFURBISHMENT OF EXISTING OFFICE BUILDINGS
Abstract:Buildings account for 40% of total EU energy consumption and 36% of the EU’s total CO2 emissions. Energy consumption and emissions can be reduced with sustainable construction. Sustainable construction also includes the refurbishment of office buildings, where the active population spends one third of its time. This master’s thesis presents the principles of sustainable development and sustainable construction. The thesis presents an overview of the applicable legislation, strategies, directions, and the building stock and further focuses on globally renowned sustainability assessment models in construction, i.e. LEED, BREEAM and DGNB. The presentation of these models focuses on sustainable refurbishment of existing office buildings. We have reviewed and compared the aforementioned sustainability assessment models in construction and analysed their criteria systems for the refurbishment of existing office buildings. We included the investor’s decision-making process in sustainable refurbishment, described the influential factors that affect this process and the people who are a part of this process, and shown the effects of sustainable refurbishment on the costs of concept, design, construction, and sales value of the office building. The applicative part of the thesis provides a selection of sustainable refurbishment criteria used by the BREEAM model, which are analysed using the example of the administrative building of Zavarovalnica Maribor, d. d. The measures and procedures of sustainable refurbishment of an office building were assessed from the viewpoint of economic viability. The criteria used by the BREEAM model for sustainable refurbishment of existing office buildings were defined as criteria to be used in Slovenia.
