Title:OCENA INVESTICIJE V GRADNJO HLEVA ZA GOVEJE PITANCE

Abstract:Cilj magistrskega dela je oceniti investicijo v hlev za goveje pitance na obravnavani kmetiji, za kar so bile uporabljene dinamične metode ocene investicije: ocena neto sedanje vrednosti, interne stopnje donosa in indeksa donosa ter dva statična parametra: donosnost investicije ter doba vračanja. Cilj raziskave je bil tudi proučiti potek projekta z metodo kritične poti. Vsi parametri ocene investicije so bili ocenjeni na podlagi izračunov v programskem okolju Microsoft Excel 2010. Na podlagi ocene investicije ocenjujemo, da je investicija smiselna in se bo povrnila v 15 letih ob ažurnih pogojih v primeru reje lisaste pasme ter pasme šarole, če pri slednji obrestna mera ne bo presegala 10 %. Z naraščanjem cen se eksponentno povečuje letni denarni tok, posledično pa se znižuje doba povratka ter vpliv pasme, saj se investicija ob odkupni ceni pitancev 3,70 € kg-1 povrne že v šestih letih ne glede na pasmo pitancev. V primeru padca odkupnih cen za mlado pitano govedo na 3,00 € se investicija ne bo povrnila ne glede na pasmo, saj je neto sedanja vrednost ob najboljših pogojih negativna (NSV = -20.721,00 €), ki je še posebej nizka v primeru reje pasme šarole. Z metodo kritične poti smo ocenili trajanja izvedbe projekta, posamezne aktivnosti ter najzgodnejši in najpoznejši rok le teh. Ocenjena kritična pot obravnavanega projekta je 155 dni.

Title:ASSASEMENT OF INVESTMENT IN THE CONSTRUCTION OF STABLES FOR BEEF
Abstract:The aim of this master's thesis was to evaluate the investment in the construction of a barn for cattle fatlings at a particular farm. Dynamic methods of evaluating the investigations were used: an evaluation of a net present value, internal profit rates and profit index, as well as two static parameters: profitability of the investment and the time of return. The purpose of the investigation was also to study the project development using the critical path method. All the parameters used to evaluate the investment were assessed on the basis of the calculations in the environment of the Microsoft Excel 2010 software. The evaluation of the investment shows that it is quite meaningful and the capital invested could be returned in 15 years at optimal conditions, provided spotted Fleckvieh and Charolais breeds are involved, as the interest rate would not exceed 10% with them. However, with the prices going up, annual flow of money would increase exponentially, which would reduces the return time and the impact of the breed, as the investment at the purchase price of the fatlings at 3.70 € kg-1 could be returned in six years, regardless of the breed of the fatlings. If the purchase price for a young fed cattle falls to 3.00 €, the investment would not be able to pay for itself, regardless of the breed, since the net present value under the best conditions would be negative (NPV = -20 721.00 €), and more so in the case of the Charolais breed, not so often encountered. The method of critical path was used to establish the necessary duration of the project, individual activities within it, as well as the earliest and the latest term for each of them. The assessed critical path of the considered project is 155 days.
