Title:Finančna analiza gradnje novega hleva na srednje veliki kmetiji

Abstract:Magistrska naloga temelji na analizi ekonomike za srednje veliko mešano kmetijo. V prvem delu naloge je predstavljena ekonomska analiza kmetijske proizvodnje, kjer je osrednja metodologija metoda kalkulacij skupnih stroškov. Kalkulacija je razdeljena na dva dela, in sicer ekonomska analiza prireje pitancev in ekonomska analiza pridelave vina in grozdja. V drugem delu pa je uporabljena finančna ocena investicije za gradnjo novega hleva. Oba metodološka postopka dopolnjuje še metoda simulacijskega modeliranja. Ob predpostavki vhodnih parametrov analize, rezultati raziskave kažejo, da sta obe panogi na kmetiji ekonomsko upravičeni, saj je koeficient ekonomičnosti v obeh primerih pozitiven in znaša v panogi vinogradništva Ke = 1,63 in v prireji pitancev Ke = 1,41. Zaradi želje po usmerjanju kmetije bolj v živinorejsko panogo kot razvoj vinogradništva, smo na podlagi ocene investicij ocenili iz praktičnega in finančnega dela smiselnost postavitve novega hleva za pitance. Na podlagi ocenjenega konstantnega letnega denarnega toka kmetije in ocenjene vrednosti investicije, ugotavljamo, da se nam izbrana investicija pri 5,5 % letni obrestni meri povrne v petih letih kmetovanja. Raziskava je podkrepljena še s swot analizo, kjer smo analizirali prednosti, slabosti, priložnosti in morebitne nevarnosti izbrane investicije, saj so investicije eno od najtežjih hkrati pa tudi najpomembnejših odločitev pri vodenju podjetja ali kmetije.

Title:Financial analysis of a new barn construction at a medium-sized farm
Abstract:Master's thesis is based on the economics analysis for a medium-sized mixed farm. In the first part of the thesis the economic analysis of agricultural production is presented, where the method of calculating total cost is the central methodology. The calculation is divided into two parts, the economic analysis of fattening production and the economic analysis of wine and grape production. In the second part, the financial estimate of investments for a new barn construction is used. Both methodological procedures are complemented by the simulation modeling method. According to the analysis input parameters, the research results show that both farm sectors are economically justified, as the economy coefficient in both cases is positive and adds up to Ke = 1.63 in viticulture and Ke = 1.41 in fattening. Due to direct farm more into the livestock sector than the development of viticulture, the practical and financial part of setting up a new barn for fattening animals on the basis of an investment assessment was evaluated. Based on the estimated constant annual cash flow of the farm and the estimated value of investments, we find that at 5.5 % annual interest rate a chosen investment refunds in five years of farming. The research was supported by a swot analysis, where the advantages, disadvantages, opportunities and potential dangers of selected investments were analyzed, as investments are one of the most difficult and also the most important decisions in running a company or farm.
