Title:Vpliv umetne inteligence na digitalno preobrazbo nepremičninskega poslovanja

Abstract:Umetna inteligenca postaja eno ključnih gonil digitalne preobrazbe nepremičninskega sektorja, saj s svojimi rešitvami spreminja tradicionalne načine poslovanja in odpira prostor za nove oblike konkurenčnosti. Avtomatizirani modeli vrednotenja omogočajo hitrejše in natančnejše določanje tržne vrednosti nepremičnin, napredne analize podatkov podjetjem zagotavljajo vpogled v trende, povpraševanje in vedenjske vzorce strank. Digitalno trženje se z uporabo umetne inteligence premika k personaliziranim pristopom, ki krepijo zaupanje in povečujejo uspešnost prodaje, pametne stavbe pa z integracijo interneta stvari in naprednih algoritmov dvigujejo učinkovitost upravljanja ter zmanjšujejo stroške obratovanja. Klepetalni roboti in virtualni asistenti nadgrajujejo komunikacijo s strankami, saj zagotavljajo hitro odzivnost in stalno dostopnost, kar pomembno izboljšuje uporabniško izkušnjo. Prednosti uporabe umetne inteligence se kažejo v skrajšanem času obdelave podatkov, večji natančnosti odločitev, optimizaciji procesov in boljši personalizaciji storitev. Učinki se odražajo v povečani učinkovitosti, večji preglednosti poslovanja ter dolgoročni konkurenčni prednosti podjetij, ki so pripravljena vlagati v digitalno preobrazbo. Empirični primeri, kot je razvoj lastnega jezikovnega modela JLL gpt v globalnem podjetju Jones Lang Lasalle, dokazujejo, da lahko opravila, ki so nekoč trajala tedne, danes z uporabo umetne inteligence opravimo v nekaj urah. Kljub jasnim koristim se organizacije srečujejo z vrsto ovir, ki upočasnjujejo ali otežujejo uvedbo. Med najpomembnejšimi so pomanjkanje znanja in digitalnih kompetenc, visoki stroški implementacije, notranji odpor zaposlenih do sprememb, vprašanja varstva osebnih podatkov in etične dileme, povezane z delovanjem algoritmov. Prav zato je uspešnost digitalne preobrazbe odvisna od strateškega pristopa, ki vključuje gradnjo zanesljive podatkovne infrastrukture, usposabljanje zaposlenih, prilagajanje organizacijske kulture in ustrezno regulativno podporo. Umetna inteligenca v nepremičninskem sektorju tako ni cilj sama po sebi, temveč orodje, ki ob odgovorni in premišljeni uporabi prispeva k razvoju dolgoročne digitalne zrelosti. Sposobnost povezovanja tehnologije s poslovnimi cilji, upoštevanje etičnih smernic in pripravljenost na stalno prilagajanje novim razmeram omogočajo podjetjem, da ustvarjajo trajnostno konkurenčnost, krepijo zaupanje strank ter gradijo inovativne in odporne poslovne modele za prihodnost.

Title:The impact of artificial inteliigence on the digital transformation of real estate business
Abstract:Artificial intelligence is becoming one of the key drivers of digital transformation in the real estate sector, as it reshapes traditional business practices and opens up opportunities for new forms of competitiveness. Automated valuation models enable faster and more accurate property pricing, while advanced data analytics provide companies with deeper insights into market trends, demand, and customer behavior patterns. With the use of artificial intelligence, digital marketing is shifting toward personalized approaches that build trust and increase sales efficiency, while smart buildings, through the integration of the internet of things and advanced algorithms, improve property management efficiency and reduce operating costs. Chatbots and virtual assistants enhance communication with clients by providing quick responses and continuous avUIlability, significantly improving customer experience. The advantages of artificial intelligence are reflected in shorter data-processing times, greater decision-making accuracy, optimized processes, and enhanced personalization of services. These effects are visible in higher efficiency, greater transparency of operations, and long-term competitiveness of companies willing to invest in digital transformation. Empirical examples, such as the development of the proprietary JLL gpt language model by the global company Jones Lang Lasalle, demonstrate that tasks that once took weeks can now be completed within hours using artificial intelligence. Despite these clear benefits, organizations encounter numerous barriers that slow down or hinder implementation. Among the most significant are a lack of knowledge and digital competencies, high implementation costs, internal resistance to change, concerns about data protection, and ethical dilemmas related to algorithmic decision-making. The success of digital transformation therefore depends on a strategic approach that includes building a reliable data infrastructure, trUIning employees, adapting organizational culture, and ensuring appropriate regulatory support. Artificial intelligence in the real estate sector is thus not an end in itself but a tool that, when used responsibly and thoughtfully, contributes to the development of long-term digital maturity. The ability to align technology with business objectives, follow ethical guidelines, and adapt continuously to changing circumstances enables companies to achieve sustUInable competitiveness, strengthen customer trust, and develop innovative and resilient business models for the future.
