Abstract:	Magistrsko delo obravnava karejski tip zazidave na splošno in posebej na levem bregu Drave v Mariboru ter analizira njegov morfološki razvoj, prostorske značilnosti in sodobne izzive urbane regeneracije. Teoretični del vzpostavi širši zgodovinski in strokovni okvir, umesti mariborske kareje v kontekst zgodovinskih vplivov ter skozi študije primerov obravnava sodobne evropske pristope urbane regeneracije. Poseben poudarek je namenjen transformacijam in regeneraciji karejev skozi 19., 20. in 21. stoletje ter njihovi urbanistični vlogi v mestu. V aplikativnem delu naloga opredeli štiri vrste posegov urbane regeneracije: A – prenovo odprtega prostora, B – prenovo in nadzidavo obstoječih stavb, C – plombo oziroma zapolnitev vrzeli ter D – novo gradnjo v notranjosti kareja. Vrste posegov temeljijo na analizi izbranih referenčnih primerov in služijo kot metodološka osnova za razvoj modelov posegov, ki omogočajo primerjavo različnih razvojnih usmeritev. Ti modeli so nato aplicirani na posamezne kareje ter podrobneje predstavljeni v projektnem delu na izbranem kareju. Predlagani modeli urbane regeneracije poudarjajo vlogo in potencial karejske zazidave, ki s kakovostno zasnovanimi odprtimi površinami ter uravnoteženim prepletom javnih in stanovanjskih programov, predstavlja utemeljeno podlago za nadaljnji razvoj trajnostnih mest.

Title:	Perimeter blocks in Maribor: analysis and models for urban regeneration : magistrsko delo
Abstract:	The master’s thesis examines the perimeter block typology in general and specifically on the left bank of the Drava River in Maribor and analyses its morphological development, spatial characteristics, and contemporary challenges of urban regeneration. The theoretical part establishes a broader historical and specialized framework, situates the perimeter blocks of Maribor within the context of historical influences and through case studies discusses contemporary European approaches to urban regeneration. Special emphasis is placed on the transformations and regeneration of perimeter blocks throughout the nineteenth, twentieth and twenty first centuries and on their urban role in the city. In the applied part the thesis defines four types of urban regeneration interventions: A for the renewal of open space, B for the renewal and addition of storeys to existing buildings, C for infill development or the filling of gaps and D for new construction in the interior of the block. The types of interventions are based on an analysis of selected reference cases and serve as the methodological basis for the development of intervention models which allow the comparison of different development trajectories. These models are then applied to individual blocks and presented in more detail in the project section on the selected perimeter block. The proposed models of urban regeneration emphasize the role and potential of the perimeter block typology which with well-designed open spaces and a balanced integration of public and residential programs provides a substantiated foundation for the further development of sustainable cities.
