Title:Stanovanjske nepremičnine kot naložbeno sredstvo: analiza strategij, donosnosti in tveganj

Abstract:Magistrsko delo obravnava stanovanjske nepremičnine kot naložbeno sredstvo, pri čemer je poudarek na strategijah investiranja v nepremičnine, donosnosti in tveganjih. V teoretičnem delu so predstavljeni splošni pojmi in značilnosti trga nepremičnin, primerjava nepremičnin s drugimi naložbenimi sredstvi ter prednosti in slabosti investiranja v nepremičnine. Poseben del je posvečen stanovanjskemu trgu, kjer so obravnavani trendi, povpraševanje, ponudba in elastičnost trga. Nadalje so predstavljene strategije investiranja, vključno z dolgoročnim in kratkoročnim oddajanjem, nakupom in držanjem, preprodajo ter gradnjo in razvojem nepremičninskih projektov. Obravnavane so tudi alternativne oblike investiranja, kot so REIT-i, množično financiranje in digitalizacija nepremičninskih trgov. V poglavju o donosnosti so opisani ključni dejavniki in viri financiranja, predstavljene pa so tudi metode ocene donosnosti, kot sta diskontirani denarni tok in notranja stopnja donosa (IRR). Poglavje o tveganjih analizira različne vrste tveganj, vključno s poslovnim, likvidnostnim, zakonodajnim, inflacijskim in finančnim tveganjem, ter strategije njihovega obvladovanja. Posebej je obravnavan tudi podjetniški vidik nepremičninskih investicij, pri čemer so predstavljeni podjetniški pristopi k ustvarjanju dodane vrednosti in primeri uspešnih strategij v praksi. Rezultati ankete, izvedene v empiričnem delu naloge, kažejo, da vlagatelji v stanovanjske nepremičnine v praksi delujejo razmeroma previdno in konservativno. Večina se pred nakupom ne opira na poglobljene finančne analize, temveč na osnovne izračune in osebno presojo, pri čemer je glavni motiv za investiranje varnost in dolgoročna ohranitev vrednosti kapitala. Med strategijami jasno prevladuje dolgoročno oddajanje, stopnja zadovoljstva z naložbami pa je kljub preprostemu odločitvenemu pristopu razmeroma visoka, kar potrjuje zaznavo stanovanjskih nepremičnin kot stabilne naložbe.

Title:Residential real estate as an investment asset: analysis of strategies, returns and risks
Abstract:The master’s thesis examines residential real estate as an investment asset, with a focus on real estate investment strategies, returns, and risks. The theoretical part presents fundamental concepts and characteristics of the real estate market, a comparison of real estate with other investment assets, as well as the advantages and disadvantages of investing in real estate. A specific section is devoted to the residential market, addressing key trends, demand, supply, and market elasticity. The thesis further outlines investment strategies, including long-term and short-term renting, buy-and-hold strategies, property flipping, and the construction and development of real estate projects. Alternative forms of investing are also discussed, such as REITs, real estate crowdfunding, and the digitalization of real estate markets. The chapter on returns describes the key factors influencing profitability and sources of financing, and presents methods for assessing returns, including discounted cash flow and the internal rate of return (IRR). The chapter on risks analyzes various types of risks, including business, liquidity, regulatory, inflation, and financial risks, as well as strategies for managing them. The entrepreneurial aspect of real estate investments is also specifically addressed, highlighting entrepreneurial approaches to value creation and examples of successful strategies in practice. The survey results indicate that investors in residential real estate generally act in a cautious and conservative manner. Prior to purchase, most investors do not rely on in-depth financial analyses but rather on basic calculations and personal judgment, with safety and long-term preservation of capital value being the primary investment motive. Among investment strategies, long-term renting clearly prevails, and despite the relatively simple decision-making approach, the level of satisfaction with investments is fairly high, confirming the perception of residential real estate as a stable investment.
